Modified Bitumen Roofing (MB) is another option with it being self-adhered making it quick, easy, and clean for commercial roofers to install properly and in a timely manner. When applied properly, self-adhered roofing can deliver the same protection as those applied by hot asphalt or cold adhesive for a cost-efficient solution adhering to the same results as those with EPDM or TPO roofs.

You must have the proper tools, though easy to apply, it’s important to have these on hand:

  • Weighted roller used for pressing the membrane into the proper place
  • A suitable towel for applying adhesive to flashing details if not using a hot air welder
  • Caulk gun for applying the adhesives (if needed)
  • Seam probing tool to check for small holes or leaks

 

With Modified Bitumen Roofing, there’s a 5 layer-installation system that needs to be in place in order to be installed properly:

  1. Insulation: which is used to provide the “R” value, or thermal, resistance so there’s temperature stability in the roofed rooms
  2. Modified Based sheets or Plies
  3. Modified MB Membranes: this is the factory-fabricated sheet membrane composed of co-polymer mixed with fiberglass or polyester
  4. Adhesive: waterproofing material with a bonding agent that can be applied either hot or cold depending on the preference
  5. Surfacing: which provides UV protection and acts a weather-resistant
